How long does the estate sale process take?

We ask for a minimum of two weeks from start to finish. However, every estate is unique, and the timeline depends on the size and complexity of the estate. We will discuss scheduling details and any special considerations during your free consultation.

Do I need to pay anything upfront?

No. 228 Estate operates on a commission-only basis, meaning there are no upfront fees or deposits required. Our commission is deducted from the proceeds at the conclusion of your sale.

How do I prepare for an estate sale?

1. Schedule a free consultation with us.
2. If you choose to work with us, we will set a date for your sale.
3. Remove or clearly mark any items that are not for sale.
4. Hand over the keys and we will take care of the rest!

What happens to unsold items?

Our goal is to sell as much as possible through strategic pricing, staging, and marketing. However, some items may remain at the end of the sale. The final decision on these items is yours, but we offer several options:
  • Donate to charity (we can provide recommendations).
  • Connect with buyout companies that may be interested in purchasing the remaining items.
  • Keep or distribute them to family or friends.
We provide this guidance as a value-added service to make the process seamless for you.

Do you consign, have a storefront, or keep unsold items?

No. 228 Estate does not consign, own a storefront, or keep any remaining items from your sale. Some companies do, but this can create conflicts of interest—where items may be priced low and then resold for profit. Our goal is to maximize your earnings with transparency and integrity.

When do I get Paid?

You will receive your payment within a few days after the sale is finalized. This allows us time to reconcile sales records and process payments efficiently.

Will I receive a breakdown of sold items?

Due to the high volume of items in an estate sale, we do not provide a detailed list of individual sales. However, we use the Square system, and you will have access to the sales records through the app.

What is your commission rate?

Our commission is 50% of the total estate sale proceeds. That means you receive 50% of the total sale amount. This fee covers everything required to conduct a successful estate sale, including:
  • Setup, research, and pricing
  • Advertising and staging
  • Staffing and day-of sale operations
  • Supplies such as bags, tissue paper, and signage
For vehicles sold as part of an estate sale, a 20% commission applies to the final sale price. Minimum $2,000
